I also sold foreclosure/REO properties for many years before they became so commonplace in today’s market. To better serve distressed sellers in our current environment, our team members have acquired the designations of Certified Distressed Property Expert/CDPE and Short Sale and Foreclosure Resource/SFR.
 The Joe Ward Team understands your need to resolve the property with a completed sale as quickly as possible. We can assist you by providing the following services:
  • Prepare Broker’s Opinion of Value--Verbal within 48 hours followed by a written report and photographs.
  • Evaluate Physical Condition--I have assembled a team of repairmen and maintenance people to resolve either small or large problems with the property.
  • Schedule and Coordinate the following:
    Appraisals
    Cleaning Services (Interior and/or Exterior)
    Mechanical and Structural Inspections
    Pest/Termite Inspections
    Radon Testing Repairs
    Survey Well and Septic Inspection
  •  Furnish Daily Liaison as Needed through my support staff, who are consistently available to you if problems arise. In addition, they always know how to find me when needed. 
  • Handle Centralized Billing with monthly invoices.
  • Inspect and Provide Routine Maintenance during listing period.
  • Communicate Offers on property and negotiate to contract.
  • Provide Buffer between seller and any problem or crisis that may occur and resolve them in a tactful and professional way without daily aggravation to the seller.
  • Process to Closing with all concerned parties-brokers, lenders, attorneys, insurance agents, appraisers, surveyors, etc.
  • Attend Closing to represent seller and review the settlement statement for accuracy.
